Apparently I found out at 7 this morning that there's one coming, what do they do when they come? Will they be going through the whole house? As into every single room doing measurements and stuff? I know they want to do measurements of sq footage but, will they need to do that from the inside? or will they be doing this from the outside? What can I expect from the visit?

They will most likely want to look at every room for any sort of damage, etc. They will want to check the basement, attic if you have one, any crawl spaces, then the yard and the outside of the house as well. Including the roof.
If your landlord is haveing the lot/house appraised, it sounds like he/she is perhaps considering to put the house up for sale on the market. :no:

I'm not too sure what the sneaky bugger is up too, called 7am said he'll be by at 1.30 with an appraiser and said that he'll need into the house and the garage, said that he'll bring keys in case I'm not here, well like h#ll am I going to leave if someone is about to come poking into my private spaces. I'm actually erked at the fact that I didn't receive my due 24hrs notice before he comes. I don't have anything to hide, but that's not even the point.
I know he'd gone to city hall to see if he can sub-divide the lot as he was thinking that if it was possible, then he could sell and make a ton of money. City Hall told him flat out "No". I figured that was the end of that.

I would DEMAND my notice, which I believe should be 48 hours actually. He sounds like he's going to keep pushing you until you stomp on his foot.
They also have the appraisals for insurance purposes. I refused one entry into my bedroom once...lol. They let it go, but I think technically I would have had to let them in there if they wanted to. I told them I didn't have time to take my trapeze down & put my whips away. :DevilGrin: They laughed uncomfortably, not quite sure if I was joking or not, since I say these things with a straight face....lol. You can usually see the devil in my eyes but if people don't know me they don't always get it. Anyways, it did the trick.:D

No it wasn't for insurance, he did that back in February when he was re-newing his policy and doing it through a different company. He said he's thinking of re-mortgaging the house, who knows.

I just switched house insurance carriers, so the new company need a property walkthrough and took measurements. They didn't need to go inside though.
It is common though to get an appraisal for re-financing or re-mortgaging a place, but the bank ususally arranges that out of their own pocket.
